Ecocity 2  New Chandigarh is a large residential and commercial township development project undertaken by GMADA (Greater Mohali Area Development Authority), after the success of Ecocity 1. Location and Area: Ecocity 2 lies to the north of Eco City 1 within the Mullanpur/New Chandigarh extension area, with a total area of around 450 acres, out of which certain plots are reserved for Medicity and Education City.

Plots and Allotment

Sizes: Residential plots in various sizes—100, 150, 200, 250, 300, 400, 450, 500, 1000, and 2000 square yards, and more than 1300 residential plots have been allotted.

Types: Plots are available in regular, corner, park-facing, and luxury single-line types. Allotments have been conducted through both public draw and land pooling schemes.

Recent Schemes: Hundreds of residential plots (100 to 2000 sq yards) and commercial showrooms (300 sq yards, 40×60 ft) were launched in the 2023 and 2024 draws, priced mostly between ₹21,000–₹30,000 per sq yard based on plot size and location.

Infrastructure and Amenities

Development: Infrastructure is developed by renowned contractors (Larsen & Toubro), with reportedly 80% of work completed by September 2025.

Facilities: Features planned include metalled roads, piped water supply, underground sewerage, storm-water drainage, rainwater harvesting, dedicated parks, school sites, commercial pockets, bay shops, and showrooms.

Possession: Possession has been released for most plots, and resale is happening. Commercial and institutional land (e.g., school and healthcare plots) has also witnessed auctions in recent times, including a school plot auctioned for ₹59 crore in June 2025.

Price Trends: Plot prices have appreciated from launch, and appreciation will continue with the completion of road connectivity and infrastructure developments.
