The residential plotted development under GMADA, EcoCity, is an upcoming ultra-modern township located at Mullanpur, New Chandigarh. True to its name, the area is surrounded by expansive green landscapes.

The scheme, launched in 2011 for the allotment of 836 residential plots, received an overwhelming response with approximately 160,000 applications. Situated to the south of MDR-B, Eco City Phase-I is being developed over 400 acres of land fully acquired through a 100% Land Pooling Scheme, ensuring that farmers became stakeholders without any displacement.

Development work is progressing rapidly and is expected to be completed by January 2014. The project is being executed by M/s Larsen & Toubro Ltd. The entire development covers 400 acres with a project cost totaling Rs. 151 crores, of which Rs. 50 crores have already been invested in constructing roads and providing essential services such as public health, electrical, and horticulture. Additionally, around 450 acres of land is being acquired for Eco City Phase-II, with compensation being provided as per policy to the landowners whose land will be acquired for the expansion.

Considering the economic growth potential of Chandigarh & the surrounding areas under GMADA in the coming years, it is anticipated that the economic growth will drive urbanization and can spur further growth. With this growing urbanization and congestion of existing cities, GMADA conceived the idea of developing a new independent and self-sustaining city to cater to this spillover of the projected growth of Chandigarh and Mohali over the next 20 years.

GMADA has mapped out a vision towards a city of excellence for the greater Mohali area and under this vision the township of Mullanpur is envisaged to rise as a distinctive and sustainable playground of the Greater Mohali Area that will enhance quality living and manage the overall growth. With this in mind, GMADA in 2007, appointed Jurong Consultants Private Ltd. Singapore to complete a comprehensive integrated master plan for the new township of Mullanpur.

Being in vicinity of Chandigarh and proposed with a world class infrastructure, this Local Planning Area (LPA) has been renamed “New Chandigarh”, in the Punjab Regional & Town Planning & Development Board meeting held on 28-5-2013.

EcoCity New Chandigarh is a planned, ultra-modern township located at Mullanpur in New Chandigarh, developed under the Greater Mohali Area Development Authority (GMADA). It is characterized by eco-friendly, green surroundings and is part of the fast-developing Chandigarh Tricity region.

KEY HIGHILITS OF ECOCITY NEW CHANDIGARH as of 2025:

Eco City Phase 1: Launched in 2011, spread over 400 acres developed under 100% land pooling scheme where farmers became stakeholders without displacement. Developed by Larsen & Toubro Ltd, with infrastructure like roads, public health, electrical, and horticulture services established. Development was targeted to complete by 2014.

Eco City Phase 2 and Extension: Around 450 acres acquired for Phase 2. The highly anticipated Eco City-2 Extension scheme covers 96 acres, launching in late September 2025 in Hoshiarpur village, offering 153 residential plots (135 plots of 1 kanal or 500 sq. yd. and 18 plots of 2 kanal or 1000 sq. yd.) and 68 commercial plots.

Residential plots are priced at around ₹55,000 per sq. yd. (~₹2.75 crore per 1 kanal plot). Allotment will be through a transparent draw for residential plots and open auction for commercial plots.

Amenities: The township will include group housing societies, schools, parks, club and sports complexes, dispensaries, and other civic facilities.

Development Status: After a long delay of over 12 years mainly due to regulatory and social impact assessments, the project is now moving forward with tenders floated for infrastructure works like roads, sewerage, water supply, and electrical connections.

Connectivity & Growth: Strategically located close to Chandigarh, Mohali and upcoming IT corridors, it is poised to become a leading real estate hotspot with strong growth and investment potential.

This township aims to offer a self-sufficient, green, and modern living environment while balancing urban development with ecological sustainability.

EcoCity New Chandigarh is a planned, eco-friendly township spanning around 1,600 acres. Located near the Shivalik Hills, it focuses on sustainable living with green spaces, rainwater harvesting, and energy-efficient infrastructure. The project offers residential plots in three sizes: 100 sq. yards, 200 sq. yards, and 300 sq. yards. Designed to integrate modern urban living with nature, EcoCity is well-connected to Chandigarh and Mohali and is expected to feature future amenities like education hubs, medical centers, and smart city infrastructure.
